“Sweltering heat waves have nothing on the red-hot Northern Colorado real estate market in 2021. Median home prices have soared due to a mix of continued population growth, a lack of housing inventory, an increase in the cost of building materials, and would-be sellers’ fears about ending up homeless after they sell their homes. The Median Sales Price was up 24.1 percent to $540,000 for single family
homes and 8.0 percent to $348,500 for townhouse-condo properties.”

Market Happenings
According to the Fort Collins Board of Realtors:
“New Listings were down 13.7 percent for single family homes and 14.4 percent for townhouse-condo properties. Pending Sales landed at 295 for single family homes and 80 for townhouse-condo properties.
The Median Sales Price was up 24.1 percent to $540,000 for single family homes and 8.0 percent to $348,500 for townhouse-condo properties. Days on Market decreased 34.3 percent for single family homes and 29.4 percent for townhouse-condo properties.
The National Association of REALTORS® reported inventory of homes for sale nationwide rose slightly in June as more sellers list their homes, hoping to take advantage of record-high sales prices across the country. Even with renewed home seller interest, inventory overall remains 18.8% lower than a year ago, according to NAR.”
