When we have a buyer from out of town or a buyer who can only look for short periods of time, we give them a set of rules to follow when we take them out for showing. First, if the home has absolutely no curb appeal to them - we move on and don't go in. Second, when we enter a home we go to the area that is most important to them - like maybe the kitchen. If they don't like it - then we don't tour the residence and we move on.
Finally, the first home we show them is their number one home. If the second home we go in appeals more, then it becomes their number one pick - and so on. We are always replacing the current number one with another if it is more appealing. When we finish the showings we should have the perfect one. If not, we try again with another set of homes, but most of the time we can get what they want in the first or second round of showings.
