Preparing To Sell Your Home - What To Do First 

We have never helped anyone sell real estate without some frustration popping up for the seller as they are preparing their home for sale. Just getting the home cleaned and staged can be exhausting as the seller may be preparing to move, working, or keeping children 's lives stable while all this is going on. An area that can save a lot of frustration and is often put on the back burner is also reviewing things that obviously need to be repaired. It is better to fix a sliding patio screen door, touch up or do extensive painting if needed, getting the carpet stretched or cleaned. All these improvements protect your sale price.

Sellers Need to Be Prepared to Make Repairs When Selling Their Home

Sellers must get a handle on necessary repairs that a buyer’s inspector might uncover during an inspection. Buyer requests for repair or replacement credits can drastically pull down the seller's net on the sale. This creates a lot of frustration for the sellers. Sales here in Northern Colorado are sometimes lost because seller's are not aware of the potential cost of bringing a home up to often legitimate buyer's requests in their Inspection Objection. If two inspectors do an inspection on the same home, the seller will probably would get different items that each found and are not duplicated on both reports. Initially, it is probably best to only do cosmetic things that enhance the potential sale of the home. Major mechanical items such as electrical, plumbing, furnace, air conditioning, etc. should all be done after the inspection so technicians qualified to repair these mechanical items only visit once. If you have a known problem you will have to disclose it in your Seller's Property Disclosure, but still wait to fix it until after inspection - unless it is a safety issue.
