Staging Your Home — Give it Nose Appeal
Staging your home for sale in Northern Colorado has many components and an important one is how it appeals to the buyer's nose. Have you ever walked into a house and backed back out because of an odor that almost knocked you out of your shoes. It happens more frequently than you might imagine. Making sure that your house has nose appeal is critical to a good first impression and there are thing that you can do to make it very appealing to a buyer's olfactory bulbs.
Good Smells Equal Great Staging
Here are some great ways to make sure your potential buyers feel welcomed by a pleasant scent:
- Basements are a real problem if the buyer opens the door to and gets hit with a musty odor - make sure you dehumidify this underground space.
- Everyone likes the fragrance of cinnamon. Before a showing, warm some on the stove in water and it will remind them of Grandma's house and her special deserts.
- In various areas of the house present simple fragrances such as vanilla, apple or lemon in candles or diffusers - set electric plug in devices on LOW.
- Don't over do trying to appeal to the buyer's nose. Complex perfume like odors can drive people with allergies right out the door in a matter of minutes.
- Open windows and get the air circulating and make sure your air ducts have been cleaned. This is important.
- Beer in the oven. Sounds crazy, but if you warm it slightly it is going to smell like bread baking. There is nothing like the fragrance of baking bread to please the buyer's nose.
- I like vanilla or lemon candles best and they make a great first impression on buyer's.
- Also, run fresh water down the disposal and follow with a lemon or two. Disposals can really mess up the appeal of a kitchen
Finally, ask your Northern Colorado Realtor to preview for nose appeal or have a friend over who has fragrance sensitivities.
